A lake house sits empty. Sometimes for weeks. Whatever a guest spilled on Sunday is still there on Thursday when the cleaner comes, and it may sit through a hot closed-up house before anyone touches it.
That is an argument for non-porous. Engineered quartz never needs sealing because the vibrocompression process leaves nothing for a liquid to soak into, which makes it the strongest indoor choice for a rental. Porcelain and sintered stone behave the same way. Granite is porous mainly through secondary paths, the cracks and fissures in the rock, which is exactly what sealing addresses, and modern oleophobic impregnators hold for years rather than months.
What we steer rental owners away from is marble on a main kitchen run. It is metamorphosed limestone, it is calcareous, and it etches when acid touches it. A guest’s lime wedge leaves a mark that no amount of cleaning removes. In an owner’s own bathroom that patina is character. In a listing photo it is a complaint.
