Countertops in Lakeway, TX

Our team provides a laser template taken directly off your existing cabinets, delivering exact seam placement for homes and stone that holds its color in open air for both residential and commercial projects. Templating, cutting and installation all happen in our own shop and with our own crew, and every install is backed by a written warranty.

From the resin binder in quartz, which is not UV stable and will discolor in full Texas sun, to a matched indoor and outdoor stone package cut from one set of measurements, our team handles every detail. Serving Lakeway, West Lake Hills and the communities along the west side of Travis County, we choose the material for where it has to live.

Two Lakeways, and your address does not tell us which one you have

Lakeway started as a development. Houston businessmen founded it on a 2,700 acre ranch in early 1962, hotel construction began that October, the grand opening was July 12, 1963, and the city incorporated in June 1974. It sits sixteen miles west of Austin at an elevation of 830 feet, covering 13.39 square miles of which 0.75 is water, adjacent to Lake Travis and served by Lake Travis Independent School District. The 2020 census recorded 19,189 residents, up 68.5 percent from 11,391 in 2010.

The housing stock carries that history in two distinct layers. The American Community Survey counts 8,561 units with a median year built of 2004 and 6,717 of them detached. Around 2,165 units date from 1970 through 1989, which is the resort era buildout that followed the 1963 hotel opening and the 1974 incorporation. Another 5,081 date from 2000 or later, which is the modern wave that drove that 68.5 percent jump.

That two era split is the defining fact of Lakeway housing, and it changes how we work. A Lakeway address tells us nothing about which kitchen is behind the door. One house was built when the resort was new and has had close to half a century to settle. The house on the same street might be twenty years old with factory cabinets set square. Same city, two completely different countertop jobs, and no way to price either from a photograph. We template first and quote second for exactly this reason.

What we find in a resort era Lakeway kitchen

In the homes from the 1970s and 1980s buildout, and there are roughly 2,165 of them, the countertop is usually the least of the variables.

Cabinet runs from that era are frequently out of level by enough to matter to a rigid slab, and the walls behind them are rarely dead straight. Kitchens tend to be more compartmentalized than modern plans, with shorter runs, more inside corners and a soffit above the uppers that limits how tall a backsplash can go. Sink bases are often narrower than current standard, so an undermount sink chosen from a showroom may not fit the opening the house actually has. Appliance openings were built to the dimensions of the day, which means a replacement range can sit proud of, or recessed behind, the counter line unless the template accounts for it.

None of that is a problem. All of it is a measurement. We laser template after the old top is off, with the cabinets exposed, so the file carries the real geometry: the actual wall bow, the true corner angle, the exact sink base width. We level and shim what needs it before templating, and we check that the cabinet boxes can carry the load of the stone you chose. Finding that out at template stage costs nothing. Finding it out on install day costs a day.

What we find in a post 2000 Lakeway kitchen

The 5,081 units built since 2000 are a different exercise. Factory cabinets, standard depths, square runs, framing that has had two decades at most to move.

Here the work shifts from remediation to layout. These kitchens usually have a substantial island, and island length is what decides whether your job takes one slab or two. Overhangs for seating need proper steel support beyond roughly ten inches of unsupported projection, specified at template so it is in the quote and on the truck. Most of these homes already have stone, so we are lifting a bonded top rather than pulling laminate, which is heavier work but leaves a clean cabinet deck.

Seam placement is the judgment call. We lay your cuts out against the actual slab, put the seam over a cabinet wall where it is supported, and position it inside the stone's own movement so the eye passes over it.

Counters that go outside near Lake Travis

Lakeway sits on the shoreline of a reservoir with real presence. Lake Travis is a flood control impoundment on the Colorado River, formed by Mansfield Dam in 1942, covering about 30 square miles with roughly 270 miles of shoreline. Hurst Creek runs through Lakeway and empties into the lake just north of the city. Water accounts for 0.75 of the city's 13.39 square miles.

If any part of your project is outdoors, the material choice is not open. Engineered quartz uses a polyester resin binder that is not UV stable, so it does not belong outside anywhere in Central Texas. It will discolor. We specify natural stone for exterior counters instead, and we will tell you so at quote stage rather than sell you a slab that fails in the sun.

Weather drives the detailing too. Austin averages 34.32 inches of rain a year, reaches 90 degrees on about 123 days, hits 100 on 29 of those, and has recorded 112. Freezing temperatures arrive around a dozen times in a typical winter and an ice storm about every other year. An outdoor counter therefore needs a stone that tolerates that swing, drainage that does not let water sit in a cutout, and sealing appropriate to the material rather than the same schedule as an indoor top. The lake itself is a reminder of how much range this climate has: its recorded high of 710.4 feet in December 1991 and low of 614.2 feet in August 1951 are more than 96 feet apart.

What drives the price of countertops in Lakeway

We publish no figures, and in Lakeway we could not honestly publish one even as a starting point, because the two eras of housing here produce two different jobs.

That split is the local driver. A kitchen from the 1970s or 1980s resort era buildout may need cabinet leveling, reinforcement, a heavier demolition if the existing top is tile on a mortar bed, and adjustments where a narrow sink base or a dated appliance opening no longer matches current fixtures. A house from the post 2000 wave typically needs none of that, and its number is driven almost entirely by the slab. Same city, same square footage of counter, materially different quotes. This is why the template visit is not a formality here. It is the thing that determines the number.

Material is the other major lever. Quartz, granite and quartzite are priced differently, and individual slabs vary within each category. Slab yield follows, and on the larger post 2000 island layouts the crossover into a second slab is a step rather than a gradual climb.

Then the specifics: how many cutouts, how many seams, edge profile, backsplash height, steel support for any overhang, whether the sink and faucet are reused, and access if the slab has to travel through a tight path. Anything outdoors adds its own line, because the stone specification and the sealing are different from an indoor top. You get all of it as a single written figure before work begins.

Templated and cut for Lakeway

We laser template off your existing cabinets, so the counter is cut to the room you actually have rather than to the plan it was built from. Settled cabinets, out-of-square walls and a run that has moved over twenty years are all measured, not assumed.

Fabrication happens in our own Austin shop, which is a short run out to Lakeway. That keeps the template to install window inside the same week for most kitchens.

Lakeway questions

Do you serve all of Lakeway?

Yes, the full 13.39 square miles and the neighboring communities around Lake Travis. We are sixteen miles east in Austin, where the shop is.

My house is from the original resort era buildout. Is that a harder job?

Often it takes more preparation, because cabinets from the 1970s and 1980s have had decades to settle and the sink base may be narrower than current standard. It is not a problem, it is a measurement, and we handle the leveling and any reinforcement before templating.

Can you tell me what my job will cost over the phone?

Not honestly, and Lakeway is the clearest case why. About 2,165 homes here date from 1970 to 1989 and 5,081 from 2000 or later. Those two produce different amounts of preparation work, and nothing about an address tells us which one you have. The free measure is how we find out.

Can I put quartz on my outdoor kitchen?

No. Engineered quartz uses a polyester resin binder that is not UV stable and will discolor outdoors. For an exterior counter we specify a natural stone that tolerates the full range of Central Texas weather, from around 29 days a year at 100 degrees to roughly a dozen freezes each winter.

How does an outdoor counter differ from an indoor one?

Material choice, drainage and sealing. The stone has to handle direct sun and freeze cycles, cutouts have to shed water rather than hold it, and the sealing schedule is different from an indoor top. We cover all three in the quote.

Do you remove the existing countertop?

Yes, and it is included in the written price. What varies is method. Tile set on a mortar bed in an older home is a heavier removal than lifting a bonded stone top from a newer one, and we identify which you have before quoting.

Will my island need a seam?

On many of the post 2000 layouts here, island length is the deciding factor. We show you the seam position on the slab layout before cutting, and where a second slab is the alternative we show that too, with the cost difference stated.

How do I book?

Call the shop and schedule the free measure. We template off your actual cabinets, confirm material and slab yield, and send one firm written price. No charge for the visit and no obligation afterward.
