Countertops in Steiner Ranch, TX
Our team provides installs booked inside the association's permitted working hours, delivering an upgrade that keeps your existing cabinets for homes and repeatable fabrication across similar floor plans for both residential and commercial projects. We laser template and cut every top in our own Austin shop, our own crew makes the drive out to set it, and each installation is covered by a written warranty.
From written approval by the architectural committee before an outdoor kitchen top is cut to a full kitchen and three bath replacement finished in one run, our team handles every detail. Serving Steiner Ranch, Lakeway and the northwest edge of Austin, we treat the eighteen mile drive as part of the plan rather than a reason to rush.
How we work
A ranch between two lakes, built out as one master plan
Steiner Ranch takes its name from Buck Steiner, a rodeo performer and leather businessman who opened Capitol Saddlery in downtown Austin in 1930 and in the 1940s bought 2,700 acres between Lake Travis and Lake Austin to run cattle. In the late 1980s the developer Al Hughes bought the land from the Steiner family and began building it out through the 1990s. Taylor Woodrow took over the development in 2000, and residential construction peaked around 2006.
Today it is a master planned community of 4,600 acres on a ridge inside a large bend on the north side of the Colorado River, about eighteen miles by road northwest of downtown Austin at an elevation of 784 feet. It holds more than 35 neighborhoods, was first counted as a census-designated place in 2020, and its children attend Leander ISD schools, with Vandegrift High School at the top. It has also lived through fire: on September 4, 2011 a blaze burned 162 acres here and destroyed 23 homes.
For a countertop job, the history that matters is the building boom. Most of the houses went up under production builders across the 1990s and 2000s, and their kitchens are now reaching the age where the original tops are being replaced for the first time.
Replacing builder grade tops on cabinets worth keeping
A production builder kitchen from those years usually came with an entry level granite in a speckled brown or beige, tile set over a backer board, or laminate in the earlier phases. The cabinets underneath were factory made and set to standard depths, and in most of these houses they are still sound. That is the good news: the usual Steiner Ranch project is new stone on the existing cabinets, not a full kitchen tear out.
We still check every run. Twenty or thirty years of load and seasonal movement can drop a corner or rack a sink base, and stone will not bridge a low spot the way laminate did. The template visit includes leveling and shimming wherever the laser shows the run has moved.
The sink is the other decision. An older drop in sink designed to sit on laminate or tile rarely suits stone, and most owners here move to an undermount at the same time. We cut and polish that opening in the shop to the exact model you choose, so bring the sink or its specification sheet to the template.
Removal takes care. A bonded granite top is cut free of its adhesive and lifted in sections without levering against the cabinet faces. A tiled counter comes off with its backer board, and the tile backsplash usually has to come down with it, which leaves the drywall behind it needing repair or a new backsplash in stone to cover it. We say which at the quote.

Outdoor kitchens need the association's approval first
On a ridge between two lakes, the back of the house is where a lot of living happens, and an outdoor kitchen is a natural addition. Here it comes with a step that most places do not have: the Steiner Ranch Master Association.
Its design guidelines treat an outdoor kitchen as an accessory structure. It may not go in the front yard, it must be built of materials that complement the house, it is limited to fifteen feet in height, and it must be approved in writing by the architectural committee. Permanent barbecues and grills need the master committee's consent in advance, and a fire in a permanent grill has to sit at least thirty feet from combustible material or vegetation that is not fire resistant. Given the 2011 fire, none of that is a formality.
So the sequence is approval first, stone second. We can template and produce drawings of the counter for your application, but the slab is not cut until the approval letter exists, because a committee that asks for a change in height or position also changes the stone.
The material question is simpler. Engineered quartz does not belong outside; its polyester binder yellows under steady sun. For a grill surround or an outdoor bar we specify granite or porcelain, and we detail the top to shed rain away from the cutouts rather than pool around them.
Working inside the association's hours, eighteen miles out
The master association sets the hours when contractors may work inside Steiner Ranch: 7 a.m. to 7 p.m. on weekdays and 8 a.m. to 6 p.m. on Saturdays. An install is planned to fit comfortably inside that window, which in practice means an early start so that setting, cutouts, sink mounting and cleanup are finished well before the cut off.
The drive is the other planning factor. At about eighteen miles by road from downtown Austin, Steiner Ranch is one of the longer runs from our shop, so everything the install needs travels on the first trip: the stone, the sink clips, the shims, the adhesive and the steel for any overhang. A missing bracket costs a return journey, and we would rather check twice at the shop.
The association also bars contractors from putting signs on your property, so you will not find one in your yard after we leave. What you will find is the same crew that took the template, because nobody else sets the stone.
Floor plans repeat across neighborhoods built by the same builder, but we never quote from a plan number. Two houses from one plan will have different cabinet conditions, different appliances and different walls after twenty years, and only a template shows which you have.

What drives the price of countertops in Steiner Ranch
This page carries no number, because a number is only honest after we have seen the cabinets it has to sit on.
The local driver is what comes off before the new stone goes on. Lifting a bonded builder granite top is careful but predictable. A tiled counter brings its backer board with it and often the tile backsplash too, which turns into drywall repair or a new stone backsplash. Neither is expensive to discover at the measure, and both are expensive to discover on install day.
Material is still the largest line. Quartz, granite and quartzite sit at different levels, and slabs within one category differ by color and movement. Slab yield follows: a large island or a long peninsula can tip a layout into a second slab even when the kitchen seems average in size.
Then the particulars: how many cutouts, whether the sink is new, how many seams the layout needs, the edge profile, backsplash height and any steel under a seating overhang. An outdoor kitchen adds its own line, since the stone, the detailing for rain and the association paperwork all differ from an indoor top. You receive the lot as one written figure after the template, before any stone is cut.

Templated and cut for Steiner Ranch
We laser template off your existing cabinets, so the counter is cut to the room you actually have rather than to the plan it was built from. Settled cabinets, out-of-square walls and a run that has moved over twenty years are all measured, not assumed.
Fabrication happens in our own Austin shop, which is a short run out to Steiner Ranch. That keeps the template to install window inside the same week for most kitchens.

Steiner Ranch questions
Do you work in Steiner Ranch?
Yes, in every neighborhood of it. Steiner Ranch is in Travis County about eighteen miles by road from downtown Austin, and we plan the install days around that distance and the association's working hours.
Can you keep my existing cabinets?
In most houses here, yes. Builder cabinets from the 1990s and 2000s are usually sound. We check each run at the template visit and level or shim anything that has moved before the stone goes on.
My kitchen still has the original builder granite. Is it hard to remove?
It takes care rather than force. We cut the old top free of its adhesive and lift it in sections without levering against the cabinet faces, which leaves a clean deck for the new stone.
Do I need approval from the association for an outdoor kitchen?
Yes. The Steiner Ranch design guidelines require written approval from the architectural committee for an outdoor kitchen, and advance consent for a permanent grill. We can supply drawings for your application and we cut the stone only after approval.
What hours will your crew be working?
Only within the association's contractor window, from seven in the morning to seven at night Monday to Friday and from eight to six on Saturdays. We start early so the install and cleanup finish well inside that window.
My neighbour has the same floor plan. Can you quote from that?
No. Houses built from the same plan still differ in cabinet condition, appliances and wall lines after two decades, so every kitchen is templated on its own and priced on what we find.
Should I replace my drop in sink?
Usually, yes. A drop in sink made to sit on laminate or tile rarely suits a stone top. Most people choose an undermount, and we machine and polish the opening in the shop to fit the exact model.
